Legionella Control

As a building operator, you have a legal duty to carry out risk assessments and carry out regular programmes of maintenance to control legionella. Certification of the inspections and work is required to confirm that you can prove you’ve done all that was required by current legislation. A failure to comply with the legislation will ultimately result in the HSE (Health & Safety Executive) pursuing a prosecution. Legionella outbreaks can lead to death in some cases and in turn there would be prosecutions for corporate manslaughter along with prosecutions of individual managers who fail to meet their responsibilities. 

Kitchen Extract Fire Safety

Fat, oil & grease residue can cause fire to spread rapidly through a building, posing a serious risk to the lives of employees/occupants. In order to minimise this risk, your kitchen extract ductwork must be cleaned at regular intervals, efficiently and effectively. These cleans must be carried out in compliance with the leading industry guidance document TR/19 section 7.   If the ductwork has not been cleaned correctly and as required by law, a corporate manslaughter charge can result if fire breaks out.  In addition to safety issues, if the cleaning has not been carried out in accordance with Fire Safety regulations and Workplace (Health, Safety & Welfare) regulations, and a fire breaks out as a result, it could invalidate the buildings insurance and result in repudiated insurance claims.

Ventilation System Hygiene

We carry out periodic testing and also, cleaning (when required) to the new BS EN15780 standards in accordance with the BESA TR/19 guide. It is vital to keep your building’s ventilation system and your indoor environment healthy, legal and compliant.  

Fire Damper Testing, Cleaning & Maintenance

A crucial fire prevention measure is regular testing, cleaning and maintenance of your fire dampers.  These metal louvres open and close and are installed through the ductwork to create a barrier when closed but allow the free flow of air when open.  Most people are not aware that their ventilation system has fire dampers, but they carry out a very important function so it's imperative that these are in correct working order.

If a fire travels through the ductwork, the fire damper will close in order to reduce the oxygen supply to the fire and to form a barrier which will slow down the spread of the fire.  This is important time which allows the evacuation of shoppers, staff and those who would require additional assistance.

There are a few different types of fire damper. There are some which operated by springs, and then some which have fuseable links. There are also other designs which are operated remotely. Regardless of which type of damper you have, you must ensure that they are regularly tested, cleaned and maintained.
